Ring roads, Metro lines and peripheral corridors do more for a plot value than almost anything else on the spec sheet.
If you had to pick one factor that predicts long-term appreciation, it would be connectivity, not amenities. Areas sitting along an expanding Metro line, a ring road, or a major peripheral arterial tend to develop faster than the surrounding neighbourhood, because getting in and out gets easier every year instead of harder. Commute times shrink, retail and services follow the traffic, and demand from both homebuilders and long-term investors tends to hold up even when the broader market cools. Check what infrastructure is funded and under construction around a project, not just what has been announced. The two age very differently.
